Game Farm Living in Africa

Imagine building a home located on a private game farm in Africa. Nature lovers and photographers capture mountain and valley views with birds, giraffe, zebra, blue wildebeest, waterbuck, kudu, impala, and other grazing animals that wander nearby looking for the sweet and sour veld to munch on.

The images here are from a three homes located in an area approximately two hours from Johannesburg, near Bela Bela, Limpopo Province, South Africa. South Africa’s capital city, Pretoria, is an hour away. These are custom designed homes for sale; your home can be built to your specifications. Rather than working with a builder, you may hire a project manger who takes your build from plans to close while overseeing all the trades people and assuring your deadlines are met. I chatted via email with Ellie Snyman whose company, Daktari Properties, sell & build the community highlighted here. She explains, “No one single builder has all the trade crafts available.” Here in North America the builder would make a profit and charge a premium for sub-contracting the trade crafts. In South Africa, a management team works in the same manner but also can source all the supplies and furnishings as per the client requirements.

Their home buyers are local and international. According to Ellie, all non-resident property buyers may repatriate their funds with profit on any resale as long as the original documents are endorsed as “Non residents”. There is no capital gains tax, in South Africa, for non-residents.

“Non-citizens are able to purchase property here. Taxes only come into play if the property is rented out for profit, as long as the net profit is less than ZAR27000 (US$3400) per annum. The rules on this development state that the homes here cannot be rented out as a commercial enterprise ie on a weekend basis for holidays, but can be rented out on a long term basis. Homes on this property can also be owned by up to four individuals.”

The property above is listed at $375,000 USD and is 6000 square feet with 4 bedrooms, 3.5 baths, 4 car garage, and a pool on 2.47 acres.

A second home listed in the $700,000’s is nearly 6800 square feet, has an apartment on the lower level, 5 bedrooms, 5 baths, study and quarters for domestic staff. Outside you’ll discover a patio, pool and built in barbecue and pizza oven.

The following home is a three story, 5 bedroom, 6 bath, 7857 square foot home also listed in the $700,000’s.

A monthly levy equivalent to a homeowners association fee, covers such costs as maintaining the property, staff, vehicles and the animals. Once a house is built on the land the fee is reduced to $125 per month.
